Hello,In your description of this timeshare you indicate "Demand Color Code: Red - high". In further reading, I am lead to believe that, if I should place a winning bid, I can use these points during any of the demand color codes. Or are these points only good for the red period?. Thanks.Robert

Ebay only allows us to pick one demand color code. So in general we pick the highest demand one. However, you are right the points can be used at any time. Your only criteria is to have enough points to book what you want to book.

I'm confused. On another listing for this same timeshare it says the resort closes in the winter, and then your listing seems to be for the winter only--can you assist?

Liki Tiki Village Winter Garden Florida Timeshare (190299799835)
Now that we are involved in this deal with you. I was wondering if there was any way you could help us find a reasonable way to rent a week at Liki tiki so we could see what we have purchased?

I checked with the resort and they have an owner rate. The rate is 25% off if booked more than 14 days out or 50% if booked 14 days or less prior to arrival. I cannot give exact figures as the rates fluxuate throughout the year. You also have the option of joining Interval International and using their getaways option. If you would like to persue either option I can put you in touch with the broker at the closing company and she will be able to get that taken care of for you. Q & A's from customer intersted in owning RCI Points
Q: We also own a week at Plantation Resort of Myrtle Beach, RCI resort #1797, 2 BR sleeps 6, lockoff, week 11 white, floating (trades red w/RCI) however, this resort is in the process of allowing conversions to Points. We haven’t gathered any information on doing this with them.
A: Okay. So there will be a conversion fee, and make sure to ask about the points for Week 11. Is it s fixed week, and you mean that you bank with RCI and exchange? Chances are with a week 11, it won't be worth the conversion fee, but you never know.
Q: I’ve been trying to learn as much as possible about getting the most from the program, however, RCI only answers generic questions and developers paint bleak doom for weeks’ owners. I can’t be at their mercy for concrete information. The internet gives me pause because of my lack of knowledge. My gut tells me that it would seem best to purchase a property that has a low maintenance fee and has been “converted” to Points by the original owner and is assigned an RCI Points Account. This would give us some number of Points and allow me to convert ½ or all of my Massanutten property into PFD at my request for some fee. We were told that it would yield 60,500 pts for each half of the unit totaling 121,000/year.
A: Yep...your gut is right :) You're right on the money. This is a great strategy that will give you flexibililty from year to year on how many points you can deposit. From the chart we have, I show the region coming in less than that--but it only goes up to 3BR and that is most likely why. I have attached the Points chart that we use for reference. It's a general frame, so, it could be that your source is more accurate. It's important to know that if your week is Floating, the amount of points you can deposit each year will depend on the reservation that you make. In other words, I don't think Massanutten is RED 1-52; I think it has RED/WHITE/BLUE.
Q: I don’t know if RCI cares where you own as it does with weeks. Meaning, does what I own and “bank” with them allow me access to more or less inventory? In weeks terminology, “Power”? Developers state that it is best to own in high demand areas with less inventory. This is the “Power” formula for weeks ownership. Are not Points equal to Points and can the Points established by RCI for the owned resort allow us to go back to the owned original resort, at the designated deeded week, without additional Point purchases per perpetuity?
A: No, RCI doesn't care what your home resort is with Points; points are points and that's the power of them. There are no "seasons" with points and you can use them at any level resort, any season of the year. This is why the conversion fee is so steep for owners. They give you unfettered access to resorts. I am not sure I understand your second question but, I think I do. Some people want to consider where they own for a variety of reasons. You will always own at your home resort; this is your deeded property, and RCI every three years will ask you if you want to continue as a Points owner. You always have the option to go back at that points to your home resort use, size, etc. If in any year you want to use your week at your home resort as deeded, you need to give RCI 13 months' notice. However, you can use your points at your home resort and get priority reservations 12 months ahead. This matters to some folks; it depends on your vacation planning.
Q: My wife feels that we may not be seeing Gold Crown inventory in Park City , UT for Jan, Feb, Mar or southern CA in Sept with anything we own because we are restricted by being weeks’ owners. Of course developers agree. I don’t think that is the case. These locations seem to be weeks locations. Maybe we should bank our owned weeks for more than 12 months, which is our current practice, though I don’t think RCI gives more power for banking longer than 1 year? Do they?
A: As you said, points are points. You have access to any resort, as exampled in the email that I sent you. You should also know that you can actually use your points at NON-POINTS resorts. In short, you can use RCI points at ANY RCI resort, any time of the year, as well as RCI's points partners (like car rentals, hotels, airlines). You don't gain anything as far as I know by letting a banked week sit. I have never heard of that.
Q: We bought both properties through resale and not a developers “defaulted” resale inventory. We bought through brokers representing owners. We are now very curious about how we should proceed to enhance what we own. Your web site looked promising.
A: We'd love to work with you, and I am sure we can set you up with what you need. We have been working in timeshare for the upwards of ten years, and love getting folks set for vacation :)
Your annual MF budget is important to know and your desire for purchase price range. I am assuming that you would be okay with anything between 25K and 50K, and even a biennial award so that your MF is as low as possible. Again, all that you need is a Points account number to bank your Massanutten. I can start looking today, and we can connect about further details.

Sure. The timeshare that you purchased is a Weeks Exchange with RCI, not points. Points are specific--an owner would have had to pay a conversion fee to turn it into a points ownership. Do you have a sense of how many points you are looking for? Most people have about 50K annually, but if you are looking to mainly use Last Call vacations, you may need fewer. People love the points for their ultimate flexibility.

This is an even year useage timeshare. The maintenance fee for this property is divided into two payments for your convenience. You pay half in 2009 and the other half in 2010 for one years use. If you had an annual use at this resort it would be around $600.00 a year.

A: Okay The Main Fees are due half Annually but the use is the even years. The reason why it says inventory purposes is this is floating use the week on the deed is just to make sure your ownership is based on a read deed. We are paying the resort transfer fee and this years half of the 2010 Main Fees.

A: Hi Barbara, Points ownerships always have a deeded or RTU property at the base; the points system is one that the owner paid to opt into through RCI, and the resort being a "points" resort. At any time, an owner can revert to original deeded use. That said, this is a fixed week that has been converted to points at this juncture. To use as deeded, you would need to give RCI 13 months notice. With points, you do get advance points reservation privileges at your home resort, just to say. We have several Wyndham points properties to look at--some annual, some biennial. Depending on how many points you are looking for, you may want a biennial to keep your MF down, but still get enough points to boost your account in those biennial years. For example, below are two to consider (sorry for the formatting-email is hard sometimes). Wyndham Cypress Palms (105K Biennially EVEN years) is $899.00, including closing costs ($345.00 Closing, $100.00 Transfer). MF's are base line $245.04 Annually ($8.00 a month more if you prefer monthly billing). Wyndham Ocean Ridge (308K Annually) combines two deeds that we have, and is $2600.00 Total ($345.00 Closing, $200.00 Transfer Fees and MF payment of January through March of this year--award is there for this year).
So, this gives you an example of small-ish and huge awards--let me know what you need. I don't have Destin or Orlando as a home resort with Points right now. We have some in process however, and I'll know more details soon. Also, your RCI Weeks membership comes with all Wyndham ownership--I think you know how that works.

GET TWICE THE VACATION - IT IS WONDERFULLY FLEXIBLE!
Below is a fairly thorough explanation from our web site. The basics are that you can use half of the unit, and in this case, half would be a 2BR, and then bank the other half, getting you another week of vacation per year for the one maintenance fee. The 4BR lock-offs are more rare, and people love them for the mileage you get with space, etc.

"Lockoff" or "lockout" units are constructed so that they may be divided into two or more smaller units for exchange or usage purposes. For example, a two-bedroom lock-off may be divided into a one bedroom and a studio, or some other configuration, which the particular resort will provide.

The floor plan of a lockout unit provides owners the opportunity to change accommodations as their vacation plans change from year to year. The unit can be be divided into two sub-units, each side occupied separately. Vacationing with the whole family or friends? Then use the complete two bedroom unit (sides A & B). Another year, use the larger unit for seven nights and the smaller side for another seven nights. Want to vacation at this resort and exchange to another resort? Then divide your unit and use one side for this resort and trade the other side through an exchange company. If the usage is for Biennial Years (Odd or Even), the lockout gives you an option to vacation EVERY year by separating the unit and depositing one half for usage in EVERY year! The real plus here is that even though you have the ability to have two weeks of vacation, you still only pay one maintenance bill.

Why do we market timeshare on eBay Canada?
A: Sure...yes, all that we mention is in the U.S., but so many of our buyers are in Canada, that it pays for us to market there for a couple reasons--exposure and the listing fee structure is often more advantageous on eBay CA. We started doing this more prevalently in January. Hopefully our feedback makes you feel more secure. I know that anything connected to an "e" business is hard to get a handle on sometimes. TimeShare 2BR ORANGE LAKE 4TH OF JULY ORLANDO FLORIDA
A: Thank you for the question. I want to ask you a question. Do you think if I was walking around OLCC today and I said I have this week for sale for 3000 dollars people would even believe me? I priced this in the eBay price range because I am on eBay and have been for 9 years. The truth is my inventory is exposed to 5 different websites and this is the lowest of the 5 prices. I believe this is going to sell for 4995 on another site very soon. So I need to keep where I am for now. As you know this is a very tough week to find. Especially a normal 4th of July week. I would bet someone is going to hit the buy it now by Sunday. I hope for your sake I am wrong. I wish you well on all your vacation needs and I do have over 300 timshares in inventory. So I do have something for everyone's budget. So please let me know what else would help your vacation portfolio.

A: This ownership has already been converted to RCI points which is the ultimate of flexibility in how you use your week. There is a chart in the ad that shows you how many points you would need to stay at the various times of the year, and for different sizes.
