We are interested in your posting. Is this what is called a lock-out unit. Is the $793 maintenance fee for 2011 until Nov. 2011? ICan week45 be exchanged for another week in the Resort? When is it available for closing the sale?

This is a lock out unit so you can choose to use less then three bedrooms and bank what you dont use with either RCI or II depending on the exchange company you choose to join. This is a fixed red week that you can either use or bank. The closing should take 30 days or less. Your total would be 999 plus 793 and we do accept all major credit cards and paypal.

Q: Hi There, Wondering if you could give me a little further info in regards to the timeshare deal. We are from Australia and wonder if the 41000 annual points are valid on an equal basis at resorts here..for example the Wyndham Resort in Cairns here states that a red week requires approx 12000 points for a 2 brm unit per week..would that be correct and would we be required to pay any further fees besides monthly maintenance and transfer fee..Also, are these points accruable yearly for ever?? A: Yes you can use the points within the Wyndham points system. I am not sure where you got your information about the Cairns though. The Cairns does not have 2 bedroom units at all. The one bedroom units are 22,000 points per night and 154,000 points per week. There are other fees. Yes you pay the maintenance fees as long as you are an owner. They are in place to ensure your vacation destinations stay beautiful and in good repair.

A: I asked Lucy, our verifications officer, about golfing privileges the following is her answer: The golfing can be transferred and this ownership can have up to 6 golfers.....platinum golf...unlimited golfing and all they pay is cart fees. It does cost $500 per each golfer to transfer this privilege. That would be a one time fee to transfer the golfing.

A: I am not sure if I spoke to you directly, but I always reiterate that this part of the process can take 30-90 days. This is also indicated in our email you should have received after we received your payment and deed info. At this point in time the deed is still at the county for recording. When we receive it back we will notify you and then we send it to the resort for transfer. Unfortunately, no, I cannot give you an accurate time as to when the process will be finished. This is largely due to the fact we have no control over how long the county or resort take to do their parts. We will keep you updated throughout the process. Rest assured that everything is progressing as normal.

Q: Could you please explain to me the way the week works. Can it be exchanged for other weeks there and elsewhere? We are not familiar with time shares and need as much info as you can provide. We were just in Branson and loved it and would be interested in possibly buying a time share there.

A: This is what they call a biennial week which means you get one week every other year. In this case in odd years. A great starter to see how you like it and you can always get an even year timeshare in the future to allow you an annual vacation. This particular timeshare is a floating week. This means you are able to choose a week within a certain timeframe in this case 1-52. You also have the opportunity to join either RCI or II or both. This is great because there are not a bunch of resorts that are covered by both exchange companies. Yes RCI and II offer different programs that allow you discounted rates. If you would like to learn a little more about RCI and II you can go to youtube and search bkwatson. My boss has posted many informative videos there. This timeshare is also a lockoff which means you could use one side and bank the other side effectively getting two weeks instead of one. There is so much information out there about timeshares it is hard to cover it all. I can suggest you go to www.tug2.net. This is timeshare users group website. It is a site made by timeshare owners dedicated to timeshare owners. You can find endless information there and even better it is from people who have been there and done that. Yes I live right outside of Branson and it is an excellent place to vacation. I would be happy to go over anything with you by phone as this is a lengthy subject. I suggest watching the videos and checking out the website with a pen and paper. Then any questions you have you can write down and call me. I look forward to further assisting you in making an educated purchase and investing in your leisure.

A: The only thing you pay is the high bid plus the closing or the buy it now price. You will be responsible for the $475.00 maintenance fee annually beginning Jan. 2011. All of our timeshares go through an extensive verifications process. We get paperwork filled out from the owner. We then take the owners consent and send an estoppels to the resort. This document answers what is owned and makes sure nothing is owed. We then have a verifications officer call and verify this information one more time and some further information. So you can rest assured that everything is up to date.

A: There are two types of Diamond points deeded and US Collection. Deeded Diamond points are NOT transferrable. The US collection is a membership and therefore able to be transferred. Unfortunately it does NOT include club membership, does NOT allow them to be combined, and does NOT allow you to use them with II (Diamond typically only trades with II). You can, however, contact Diamond Resorts and ask about upgrading. I suggestion telling them you have already purchased the resale. It saves the time they would spend trying to convince you not to buy resale. They will upgrade the points thus allowing the resale to become part of the club, combined, and able to be traded. The catch? Well you have to buy more points from Diamond. They decide how many and how much on an individual basis. I can tell you that I have been told if you do not take the first offer they will continue to call and their figures will lower. I wish this were easier, but Diamond is the hardest company to work with on the resale side.

Q: What does "Exchange Company Codes: RCI Gold Crown - 8883 (Red Week) & II - MNT" mean? Do different points have different values? Or are these points of the same value (point for point) of any other Blue Green points?

A: Exchange companies are seperate entities from the resorts. Their are two major exchange companies RCI and Interval International that are used to trade your time into different places. The codes 8883 for RCI and MNT for II take you to the resort listed in the ad. The points are the same as other bluegreen points. The only difference is you cannot level up... Gold etc with resale points. The reason we only list one resort in our ad is because eBay dictates that is the way they want it done on points ads. I know some ads out there list more than one resort. If eBay catches those ads they will kick them off. I hope I have answered all of your questions. If you have any further please feel free to ask.

A: There is no fine print as to how it would trade. There are many variables that affect the trading power of a unit rating of the resort and size of the unit are only two. The week that is being banked is another. How long it is banked in advance of the use week. There is just no way to give a cut and dry answer. Also booking can affect it. When a week is in the bank for 21 months RCI starts to get a little nervous because they make their money off the booking fees. So when it gets close to the 2 years that they can bank for then they start making offers for the owner of that banking to book a week. That is how in the last couple of months you can basically turn a blue week into a red.

A: Your points will be able to be combined. From what we have been told the only difference between resale points and those bought from the developer is you cannot achieve a higher status in the premier club. This means you do not get gold benefits. To be honest I am not sure about the anniversary date. I would suggest calling Bluegreen and asking them. One friendly bit of advice when you call Bluegreen tell them that you have just won the auction on eBay and you have some questions. The reason I say this is nothing will get you to the sales department faster then saying you are looking at resales. If you say you have just won the points on eBay they are going to answer your questions minus the hassle of someone trying to sell you points from the developer. If you have any further questions please ask.

Diamond Resorts International US Collection

Q: I am a current Diamond owner and want to increase my points. I currently own in the California Collection and I am a member of The Club. If I purchase a timeshare from you and it is in a different collection- do the points get added together but I would have the privledges at both collections (extended reservations and parking at home resorts) and would my Club membership still work fine for all points? I know this one is ending, but I know you have a few other ones I am watching as well. I appreciate your time.

A: We do have several packages of Diamond Points but they are the US Collection. They are NOT deeded points, they are a membership that can only be used at the 19 resorts within the collection. Now you can add these points to what you own, BUT, you need to call your owner services rep at Diamond to find out the cost. What I understand is they require you to purchase additional points from them in order to do it. They do it case by case with each individual owner and it all depends on what you own with them. My suggestion would be to call then and tell them you have purchased additional points and want to know how to combine them. It is a little white lie, but it will get you the information you need. If you tell them you are thinking of doing it, they will spend all the time trying to just sell you points from them. Just so you are aware, US Collection points are the ONLY points that transfer from Diamond. If someone owns a deeded week, is a member of The Club and sell it, when it transfers it reverts back to a week only. Then it is up to the new owner to purchase The Club from Diamond. A: Yes the points are available for this year. Each time a Member makes a transaction, a transaction fee is charged. Transactions include but are not limited to making a Reservation, canceling a

A: The $53.86 is paid monthly. There is also an annual tax bill of approximately $87.52. This can actually be used at all of the resorts points can be used at. In order to adhere to eBay's rules you are not allowed to list multiple locations for points ads. We are restricted to showing and mentioning one resort.

Q: Hello - Is the unit/balcony view oceanfront or oceanview? I'm seeing online the 1 bedrooms are oceanfront. If the 2 bedroom is not oceanfront/direct, what direction does the 2 bedroom face? Thank you.

A: This is actually a floating unit, but I believe you get the same kind you own just not the same one everytime. According to the website: "Tropic Sun Towers is comprised of 2 buildings with a total of 84 units. All 56 one bedroom units are oceanfront, 14 two bedroom units are oceanfront and 14 two bedroom units are oceanview (7 facing the south and 7 facing the north). All units have TV's & DVD players and fully equipped kitchens. WiFi is available onsite and in every unit." 1) Once purchased, am I eligible to join Interval International or RCI to deposit my points in order to book at other non-Wyndham resorts?
As a matter of fact Wyndham and RCI are owned by the same corporation. Your membership into RCI is included in your maintenance fees.

2) Is the purchase price listed the price full price for the 203000 annual points?
Yes the purchase price is the total amount for the timeshare and closing. The maintenance fees did come due on the 7th of the month and those will be billed during closing this is notated in the ad.

3) Is this a deed week or floating week?
This is a deeded points ownership.

4) Is the mortgage paid in full? Are there any liens on the property for unpaid fees, taxes, etc?
We have a verification process all timeshares go through before they are given to our ad makers. During this process we verify that everything is paid in full and there are no problems with the ownership.

5) The buy it now price includes all closing fees and transfer fees for deeded ownership?
Yes it does. As I mentioned the maintenance fees will be billed to you during the closing process.

6) Will I be given a deed?
We do send you the recorded deed once everything is transfered. Please keep in mind that the closing process does take some time. We say 45-60 days as an average.

7) Can the maintenance fees be billed monthly for this property? Annual? What are the current fees for 2010? What were the fees for 2009? 2008? I would like to see how much they have gone up annually.
I believe that Wyndham allows you to set up the maintenance fees as monthly or annual. The current fees are $921.62. I do not have the past maintenance fee amounts for this particular timeshare, however, I can tell you from my experience and from confirmation from owners that the maintenance fees fluctuate minimally from period to period.
