A: I am not sure if I spoke to you directly, but I always reiterate that this part of the process can take 30-90 days. This is also indicated in our email you should have received after we received your payment and deed info. At this point in time the deed is still at the county for recording. When we receive it back we will notify you and then we send it to the resort for transfer. Unfortunately, no, I cannot give you an accurate time as to when the process will be finished. This is largely due to the fact we have no control over how long the county or resort take to do their parts. We will keep you updated throughout the process. Rest assured that everything is progressing as normal.

Premier Gold Crown Branson, Missouri LockOff TimeShare
Q: Could you please explain to me the way the week works. Can it be exchanged for other weeks there and elsewhere? Also would this qualify us for lower rates the rest of the year in RCI and II units across the US and the world???? Thanks for any help you can give. We are not familiar with time shares and need as much info as you can provide. We were just in Branson and loved it and would be interested in possibly buying a time share there.

This means you are able to choose a week within a certain timeframe in this case 1-52. You also have the opportunity to join either RCI or II or both. This is great because there are not a bunch of resorts that are covered by both exchange companies. Yes RCI and II offer different programs that allow you discounted rates. Gold etc with resale points. The reason we only list one resort in our ad is because eBay dictates that is the way they want it done on points ads. We are extremely interested in this property, but like everyone else, we'd like to see the fine print of how this timeshare would work in an exchange. A: There is no fine print as to how it would trade. There are many variables that affect the trading power of a unit rating of the resort and size of the unit are only two. The week that is being banked is another. How long it is banked in advance of the use week. There is just no way to give a cut and dry answer. Also booking can affect it. When a week is in the bank for 21 months RCI starts to get a little nervous because they make their money off the booking fees. So when it gets close to the 2 years that they can bank for then they start making offers for the owner of that banking to book a week. That is how in the last couple of months you can basically turn a blue week into a red.

The reason I say this is nothing will get you to the sales department faster then saying you are looking at resales. If you say you have just won the points on eBay they are going to answer your questions minus the hassle of someone trying to sell you points from the developer. Diamond Resorts International US Collection
Q: I am a current Diamond owner and want to increase my points. I currently own in the California Collection and I am a member of The Club. If I purchase a timeshare from you and it is in a different collection- do the points get added together but I would have the privledges at both collections (extended reservations and parking at home resorts) and would my Club membership still work fine for all points? I know this one is ending, but I know you have a few other ones I am watching as well. I appreciate your time.

Now you can add these points to what you own, BUT, you need to call your owner services rep at Diamond to find out the cost. My suggestion would be to call then and tell them you have purchased additional points and want to know how to combine them. It is a little white lie, but it will get you the information you need. If you tell them you are thinking of doing it, they will spend all the time trying to just sell you points from them. Just so you are aware, US Collection points are the ONLY points that transfer from Diamond. If someone owns a deeded week, is a member of The Club and sell it, when it transfers it reverts back to a week only. Then it is up to the new owner to purchase The Club from Diamond. Q: Hello - Is the unit/balcony view oceanfront or oceanview? I'm seeing online the 1 bedrooms are oceanfront. If the 2 bedroom is not oceanfront/direct, what direction does the 2 bedroom face? Thank you.

All 56 one bedroom units are oceanfront, 14 two bedroom units are oceanfront and 14 two bedroom units are oceanview (7 facing the south and 7 facing the north). All units have TV's & DVD players and fully equipped kitchens. WiFi is available onsite and in every unit." As a matter of fact Wyndham and RCI are owned by the same corporation. Your membership into RCI is included in your maintenance fees.

I do not have the past maintenance fee amounts for this particular timeshare, however, I can tell you from my experience and from confirmation from owners that the maintenance fees fluctuate minimally from period to period.

What Does FROR or ROFR Mean?
The acronym itself is pretty much common knowledge it stands for First Right of Refusal or Right of First Refusal. What this concept means confuses manytimeshare owners who decide to go the Timeshare Resale Route..
FROR is the concept of a resort matching a resale offer of a timeshare themselves instead of letting the timeshare get sold to another owner for an extremely low price.
It has been a common tactic that has been around for many years in the timeshare industry!
What does FROR mean to you the buyer?
It is important to determine if the timeahre you are looking to purchase from ebay or elsewhere is at a resort currently exercising FROR. This can be done by calling the resort, or requesting the current seller to do so. We mark our timeshares in the ad to let you know if there is an FROR.
Many resorts that used to utilize FROR in the past, are no longer doing so given the current markets. That does not mean all sales will pass FROR. It is always good to ask.
Also take note that FROR to be used to block a sale of a timeshare that the clause has to be listed in the timeshare contract when it was purchased by the seller. If there is no mention of FROR then the resort has no right to exercise FROR on that timeshare! Some resorts will refuse even when they do not have the legal right to do so. So always check your facts.
To explain FROR in a story:
Lucy has a Timeshare week that she bought new from a Developer many years ago. Lucy has had a change to fixed income and decides to sell her timeshare She opts to advertise it on TUG/eBay/Redweek etc. Lucy finds a buyer after a short time named Jill, and they agree on the sale price of $1500.
If Lucy's resort is currently exercising FROR...before the transaction between Lucy and her buyer could be completed, the resort has to approve the deal. Prior to ownership being transferred from Lucy to Jill. If the resort feels the timeshare is being sold at too low a price, they could exercise FROR on the deal. They could then take the week back themselves for the $1500 price Lucy was selling it for. This effectively makes it so the value of the timeshare is not made that low.
