A: This is a multi-level answer. The Polo Towers Resort was built in 1992 (this was just the suites section). The lower half of Tower 2 was remodeled in 1995. The Unit deeded is 8208 which is in the upper half of Tower 2 this particular unit was remodeled in 2007-2008.

A: 1. The $345 closing costs and $100 resort transfer fee are included in the Buy It Now price.

2. You will receive 1 housekeeping credit for every 1,000 points allocated to your ownership interest for all ownership types. (Ex: For a 2-7 day stay in a 2bd unit you will need 77 housekeeping credits.) With this particular timeshare you will get 140 housekeeping credits each year.

3. You are able to use RCI to bank use. Unfortunately points are only able to be added to the credit pool prior to the beginning of your use year start date.

4. Yes you can use the points at any Wyndham Resort in the points network. (This may exclude some non-Wyndham owned affiliate resorts).

A: The use on this particular timeshare is the weeks listed. If you, however, join Interval International which is the exchange company that Marriott uses it is possible. There are no guarantees as all exchanges are based on availability. Although being this is a Marriott it definitely has good trading power. A: Well as soon as we receive the payment and deed info we fill out our paperwork and send it to the closing company. The closing company takes it from there. They have the deed recorded and then put in for the transfer to the resort. Once we send the paperwork I send you a letter breaking down the closing process and giving you a contact at the closing company. When the recorded deed is received in house you will receive an email with a pdf copy of the deed. We do not send the actual deed until the transfer is complete at the resort.

Q1) What are the disadvantages of owning a re-sale vs an outright purchase from the Marriott? We have been selling Marriott for almost ten years, and from the experience of our customers, the only difference is price. If we learn of anything from a developer re transfer of ownership, we would make that information available to customers.

Q2) Is the lease duration short? The Escape Clause is dated for 2060, and more than likely will be extended.

Q3) Can the new owner still trade the week at other resorts? Yes, this is a part of their resort collection.

Q4) Will the owner get full access to Interval? Interval is an option for all owners, but yes of course, should you choose to have that membership, this ownership gives you full access.

Q5) Why is this so much cheaper than the Marriott price? We price according to average market prices between eBay, Redweek and other timeshare resale spaces. This is also a biennial ownership, and that factors into demand and price.

Q6) Why does the owner want to sell? We don't generally ask details, but it looks like this was a lifestyle change.

Dear k, We don't regularly run our RCI points on eBay any longer because they sell so quickly, we sell direct. I see a 92,500 point Annual package at Vacation Village at Parkway that would be an incredible first ownership, and essentially get you anywhere you want to go, and then some--possibly leaving points left over each year for RCI partner programs, like car rentals, etc. The MF's are approx. $716.00, which is almost unheard of. List price on this is $5995.00, but I can see what our best price is. It has 2011 use. I'd thought I'd start with the largest Award package I have and we can go from there. Q: This would be the first time purchasing a time share. I had a trial membership for 2 years with Celebrity Resorts in Florida, which gave us access to RCI, with 40,000 points for two years. We used the last call on several occasions, and are looking for a way to again get access to RCI. With buying this auction, would I be part of the RCI? What costs are involved? Is there any difference in using the Last Call with points, vs weeks, or do both have the same access to last call.

A: We do have RCI points timeshares available also. This particular timeshare has the ability to join RCI or II or both. Each exchange company has its own fees. RCI is $124 annually. Yes you can use last call I do not know if there is any difference between RCI points last call or RCI weeks last call. You can verify that with RCI. I would imagine not. Another option to consider is buying at Wyndham Resorts as they are owned by the same company as RCI. Because of this relationship between Wyndham and RCI your RCI membership is included in the maintenance fee. If you have any further questions please feel free to ask.

A: I am going to try to explain this the best way I can. These points are considered 2011 use. However the use of these points begin in April 2010. I am not really sure why the points at Wyndham are done this way. The year the points end in is the year they consider the usage. I hope this helps explain it.

We send a paper to the administrative office of the resort. The paper is called an estoppels. This paper is filled out by the resort with the information such as maintenance fee amounts, what is owned, if there is anything owed and so forth. I have the paper on file stating that the maintenance fees we have listed are the correct fees. These fees are charged annually. The use on this particular unit is biennial. That being said the total amount for one years use is $942.74.

No reserve means we have not set a minumum amount above the starting bid that the bids have to hit before it sells. In other words if you bid $99 and no one else bids you win the auction. Of course any closing costs listed in the auction will also be due at end of auction.

This is what I found out. For using their facilities ie pool and such there is no charge. However you are correct in the fact that some activities do have charges. It may change a little for 2010. I was also informed by the resort that most of these activities are discounted for owners. I do not know the exact discount for everything.
