Q: In the description, it stated it was an annual usage and then it also stated biennial usage. What is the difference? What is (Inventory Purposes Only)Is this the week we are assigned too? Also, who will pay the Resort Transfer Fee? Sorry for all of the question, Thanks!

A: Okay The Main Fees are due half Annually but the use is the even years. The reason why it says inventory purposes is this is floating use the week on the deed is just to make sure your ownership is based on a read deed. We are paying the resort transfer fee and this years half of the 2010 Main Fees.

A: High bid is all you pay. We are introducing a new package to the world and these are some of the first ones coming out. So these are all at introductory prices. Part of the reason why they are so low is so we can share the feedback from our fist round of buyers. We have sold a half dozen packages like this so far and the prices will be going up. They will still be very very low. Just not this low.

A: Hi Barbara, Points ownerships always have a deeded or RTU property at the base; the points system is one that the owner paid to opt into through RCI, and the resort being a "points" resort. At any time, an owner can revert to original deeded use. That said, this is a fixed week that has been converted to points at this juncture. To use as deeded, you would need to give RCI 13 months notice. With points, you do get advance points reservation privileges at your home resort, just to say. RedWeek.com Posting R401853 The Courtyards

Hi Whitney,

We have several Wyndham points properties to look at--some annual, some biennial. Depending on how many points you are looking for, you may want a biennial to keep your MF down, but still get enough points to boost your account in those biennial years. For example, below are two to consider (sorry for the formatting-email is hard sometimes). Wyndham Cypress Palms (105K Biennially EVEN years) is $899.00, including closing costs ($345.00 Closing, $100.00 Transfer). MF's are base line $245.04 Annually ($8.00 a month more if you prefer monthly billing). Wyndham Ocean Ridge (308K Annually) combines two deeds that we have, and is $2600.00 Total ($345.00 Closing, $200.00 Transfer Fees and MF payment of January through March of this year--award is there for this year).

So, this gives you an example of small-ish and huge awards--let me know what you need. I don't have Destin or Orlando as a home resort with Points right now. We have some in process however, and I'll know more details soon. Also, your RCI Weeks membership comes with all Wyndham ownership--I think you know how that works.

Below is a fairly thorough explanation from our web site. The basics are that you can use half of the unit, and in this case, half would be a 2BR, and then bank the other half, getting you another week of vacation per year for the one maintenance fee. The 4BR lock-offs are more rare, and people love them for the mileage you get with space, etc.

"Lockoff" or "lockout" units are constructed so that they may be divided into two or more smaller units for exchange or usage purposes. For example, a two-bedroom lock-off may be divided into a one bedroom and a studio, or some other configuration, which the particular resort will provide.
GET TWICE THE VACATION - IT IS WONDERFULLY FLEXIBLE!

The floor plan of a lockout unit provides owners the opportunity to change accommodations as their vacation plans change from year to year. The unit can be be divided into two sub-units, each side occupied separately. Vacationing with the whole family or friends? Then use the complete two bedroom unit (sides A & B). Another year, use the larger unit for seven nights and the smaller side for another seven nights. Want to vacation at this resort and exchange to another resort? Then divide your unit and use one side for this resort and trade the other side through an exchange company. If the usage is for Biennial Years (Odd or Even), the lockout gives you an option to vacation EVERY year by separating the unit and depositing one half for usage in EVERY year! The real plus here is that even though you have the ability to have two weeks of vacation, you still only pay one maintenance bill.

Why do we market timeshare on eBay Canada?

Q: I am considering making a bid, but why am I signing into Ebay Canada? Seems unusual. Hi It just seems unusual that this listing is with Ebay CA, since the property, myself, and I assume you, are all in the US. I am just trying to be cautious and watchful. Thanks for your reply--

A: Sure...yes, all that we mention is in the U.S., but so many of our buyers are in Canada, that it pays for us to market there for a couple reasons--exposure and the listing fee structure is often more advantageous on eBay CA. We started doing this more prevalently in January. Hopefully our feedback makes you feel more secure. I know that anything connected to an "e" business is hard to get a handle on sometimes. TimeShare 2BR ORANGE LAKE 4TH OF JULY ORLANDO FLORIDA

Q: Hi Bryan. We have a 2 br unit, week 26 at Orange Lake North Village that we paid $2,700 on Ebay including transfer and closing costs. Your minimum price of $2,995 for this week 27 is about $1,000 too high. Would you consider a lower price?

A: Thank you for the question. I want to ask you a question. Do you think if I was walking around OLCC today and I said I have this week for sale for 3000 dollars people would even believe me? I priced this in the eBay price range because I am on eBay and have been for 9 years. The truth is my inventory is exposed to 5 different websites and this is the lowest of the 5 prices. I believe this is going to sell for 4995 on another site very soon. So I need to keep where I am for now. As you know this is a very tough week to find. Especially a normal 4th of July week. I would bet someone is going to hit the buy it now by Sunday. I hope for your sake I am wrong. I wish you well on all your vacation needs and I do have over 300 timshares in inventory. So I do have something for everyone's budget. So please let me know what else would help your vacation portfolio.

Q: Is there any flexibility in the weeks of use, or is use restricted to these specific weeks.Please explain the reservation and points system.

A: This ownership has already been converted to RCI points which is the ultimate of flexibility in how you use your week. There is a chart in the ad that shows you how many points you would need to stay at the various times of the year, and for different sizes.

With this package, for instance, you could stay peak season in the 2BR unit...that requires 68,000 points. This package is an Annual Package that awards 77,499.

As a points owner, you would have advance reservation privileges because it's your home resort. But in extension, this having been converted to a points ownership (this conversion is several thousand dollars), you can use these points at any RCI resort. Points is an incredibly powerful ownership that RCI members love.

Q: Does it matter which resort you purchase your points at (Ocean Front compared with inland?) I've heard that can change things for RCI exchanges, but is there any truth to it?If I don't plan on making a lot of RCI exchanges or concerned about making advance reservations at my "home resort" does it matter where my deed is?Thanks

A: With purchasing points from Wyndham, it doesn't matter what your home resort is in terms of reservations with points. It only matters if you do want to reserve at your home resort. It'll get you 13 month advance reservations (10 months for everyone else).

Most Wyndham owners exchange within Wyndham, so in that sense, points are points. If you want to go outside of Wyndham and want to exchange with RCI, you'll call Wyndham and bank enough points to get you where you want to go. So if you want a week in Hawaii, they'll bank enough points to get you the strongest exchange power with RCI, say 180K or more (depending on the parameters you set for yourself, like season/size, etc.).

The advantage of us combining this package is that you'll likely have VIP status with Wyndham. With resale, they will not tell you this--but once your transferred they'll most likely upgrade you and this gives you advance check in, and discounts, etc. This is just an added bonus.Finally, I am happy to give you a call if you would like to just talk about options. I'll answer all that I can, and find out what I may not be certain about. I can say that with this amount of points, you'll be able to go anywhere you want to go. This is an incredible package...I think you'll be very happy with the end result and what kind of vacations this gets you.

You can use points to stay at a weeks resort and a basic chart is used to determine the number of points for those. I would be happy to send you a copy of that chart. Remember there are Last Call Vacations for points and the weeks are 9,000 points or less.

What you need to decide now is which is better for you? A Floating week? Points? I have the following resorts available for floating weeks in the Disney Orlando Area. If you go to the RCI Resort Directory and put in the RCI Number it will bring up the resort information. All of these I am showing you are 2 bedrooms and will sleep at least 6.

Q: I am interested in this bid. I have gone through the Wyndham Discovery program, so am familiar with the program. I am concerned about how the auction can be so cheap? Isn't this a $15k+ value? Things that seem too good to be true often are. Can I call Wyndham direct to check that all of this is truly transferrable? Can't the points be used at any Wyndham or RCI resort? Monarch Grand Vacations POINTS

Q:Looking for more info such as which week is the ownership for, how big in terms of sq. footage, if maintenance fee is paid on usage year only and closing costs, etc. I am new to the timeshare market so any details you can provided will be very helpful.

A:

I am happy to answer questions. This is a biennial, even year, ownership that awards 133 points. It's a ownership to Monarch Grand Vacations, which has its own elite, internal exchange program. MF's are paid quarterly ($104.07), so basically, the cost for your week every two years is a little over $800 (you can also break up your stays). We'll collect the first quarter, and one time fees to transfer ownership are Closing costs of $345 and the resort transfer fee is $100.

Their web site might be helpful for you to get a sense of the resorts. https://www.monarchgrandvacations.com I am looking for square footage on the web site, and don't see it, but they do have floor plans for each resort. There are many different kinds of ownership; it really depends on what kind of vacationing you like to do. Any additional information you'd like to give me will assist in finding a match. I should say, though, that these resorts are very, very nice and have quite a bit of flexibility in terms of internal exchange, and require no exchange fee to do so. They also enjoy great day-use privileges, so if you live close, it works out nicely.

Point Roll-Over, Banking or Borrowing:

There is no roll-over, banking or borrowing of points. The logic is that a two-year use period provides ample opportunity for owners to utilize their points. The alternative is to make full week reservation with Monarch Grand Vacations and then deposit with Interval International thereby extending the opportunity for use beyond 24 months.

Tell me more of this "excape clause" for phase 1 units. How does that work. Will they be replacing the townhouses with multi-story units then? What happens to the owners in phase 1? I have stayed in the townhomes before on an II getaway and liked them very much. Let me know.

An escape clause is usually found in coastal areas and was started as protection for the owners in case of natural disasters. At the time of the expiration there will be a vote to decide whether to continue the resort as a timeshare resort. If so you can expect them to extend it 10-30 years. It will not change what you own and it will not change the units.

This is for people who just don't want their timeshare any longer. We used to do this differently. With the way the economy has been it was no longer considered doable. Most people do not realize that the resale value of their timeshare is very low. Pennies on the dollare of what they paid. When those people try to sell it and cannot get rid of it they are still paying fees on something they no longer wish to own. We offer a service. Thank you for your explanation. Wow... But, if I pay several hundreds of dollars in fees, and I turn over a deed, who gets the deed? This sounds like an opportunity to collect a bunch of deeds (without paying even the transaction fees for title transfers, etc). Am I understanding this correctly? In other words, people are considering the value of these things as basically garbage (an economics teacher once explained garbage as something you pay to have removed). But in the long run these won't be garbage. True, they were never worth what people paid the developers for them, but they aren't worth nothing. (Of course, if your business model proves itself, then that is proof they are garbage.) Perhaps week 11 in Michigan might be pretty crappy, but are they all really garbage? Larry, Done with Time is a last resort. The first thing you should do is attempt to sell it on your own. There are other venues besides eBay where that can be done. If you do a search on the prices timeshare are selling for you will see that many sell for just a few dollars. It all depends on where they are located and how much in demand they are. You can put what ever price tag you want on something, but in the end it is only worth what someone is willing to pay for it. We used to have people give us their timeshares simply so they could get out from under the annual fees. The problem was we had to find buyers for them or we would have the annual fees to pay. In many cases we spent hundreds of dollars in fees to find a new buyer, only to sell it for much less then what we spent. It did not take too long to realize that if there is more money going out then is coming in, the business does not survive. We stopped doing that, but still had lots of people coming to us wanting our help. The reason there are fees is because that covers what it will eventually cost us to sell the timeshare. Fees on eBay are $75 to $130 PER auction. Most timeshares do not sell on their first auction. So it adds up quickly, and that does not even take into consideration the man hours involved. Done with Time does not collect deeds. Deeds come along with annual fees. The object is to find new buyers. The problem is that it is costly to do, thus if someone wants the deed out of their name we charge them for that service. Best of luck to you in finding a buyer for your timeshare. In most cases no. A maintenance fee is a contracted legal obligation that you enter into when you purchase a timeshare. If you stop paying the maintenance fee the first thing that happens is the account is put into collections. Eventually the resort would foreclose on the deed for the unpaid maintenance fees. That is one of the biggest misconceptions that some people have. They will stop paying the annual fees and then when they get a notice from the collection agency they are floored. That is when they scramble to get it sold, or at least get it out of their name. That is where Done With Time can become a valuable service for them. If they have exhausted all avenues in selling it and the resort will not take the deed back, this is a way that they can pay a fee and be guaranteed that the deed be taken out of their name. That way once the deed is out of their name they no longer are obligated to pay the annual fees. Best Regards, Jennifer Sluppick

Understanding RCI's Points for Deposit Program

Here's one way we tried to explain RCI's GREAT program for Points owners!

Q: I'm wanting to purchase this however I don't quite understand weeks for deposit to points conversion, you mentioned there is a fee to that. My wife and I travel to Virgina A LOT and we know points are great as well...My brother owns a small points package RCI. What would be the conversion fee$$ to exchange this week for points. My bros. owns rci points and says "he loves it"

For points owners, this property would allow you to "bank" points [Williamsburg Plantation]. So, in other words, if you owned points, you could bank up to 120,000 points into your account. For non-points owners, this is simply a 4BR lock-off, fixed week with annual use...I thought I'd send you an example of how you could do this. Here is a listing that my colleague is running: 250351409302

This is a EOY Odd points ownership with very low fees. Using this as your base points account, you could use The Williamsburg as a 2BR, bank the other side as points, and have about 60K to use, plus your other points award in odd years. Does that make sense?

I am really glad you're asking these questions because not very many people know about how to be strategic in this way, and it is an INCREDIBLY affordable and smart way to get get into points.

Researching Timeshare Resorts, Florida or anyhwere!

Q: Hi. I am looking for a timeshare in the Florida Keys region. Not sure I would buy one, but I am interested in looking into it.

How do you find out if the timeshare is a stable place? How do you find out the fees Monthly/yearly involved?

Every resort has a different fee--they are generally paid annually, but again, it depends.

Combining Points and Weeks Ownership with RCI

A: Yes! The benefit of points is that you can use your points anywhere and it's perhaps more than a week's ownership, this is the whole "point" of points... The points are used within RCI's worldwide network (the biggest exchange network out there). You will always hold the deed to this particular property, and should you ever just want to defer to what is deeded you can let RCI know (I can explain that more if you like). This is an every other year award, and the bonus is that that this purchase includes 69,500 points free...and then your next award will be in 2010. From there on out, you'll receive 69,500 points every even year. You can bank points up to two years as well, and you can borrow from future years. It's INCREDIBLY flexible and people love this about points ownership. Additionally, if the resort that you just purchase from is NON-POINTS resort, you can bank one of your weeks as points, and add to your account. Finally, in terms of "bonus time" through RCI, if you can look at availability in their network within 45 days of travel, and book at "Extra Vacation" for 9,000 points. This may be a great combination for you...happy to answer any further questions.

Bryan, I am interested in the Wyndham Bonnet Creek Timeshare, and have gone through the presentation at Wyndham, but would like to ask a few questions before taking this property.
1. This property does not have a mortgage balance, does it?

No it does not

2. I have seen on some other Wyndham properties that people are saying that Wyndham charges you $129.00 for the reservation. I was under the impression you only used the points to reserve a property. Can you let me know about this?

The only thing I know about is you only get so many maid credits with your points so if you use a bunch of tiny reservations you might need to purchase some maid credits. I can’t remember the price of those.

3. Even though this is a biennial property and cannot be used at the home property until 2010, can you utilize the points at another property in 2009 with paying with points?

Your points are awarded Jan 2010. That is when you will first be able to use your points.

They have set it up to have 168 on the even years. I do not believe you can borrow in advance.

5. I am assuming this is a deeded property and can be left to someone in an estate?

Yes it is deeded property

6. Are the RCI yearly fees included in this, or do I have to contact RCI and purchase that yearly?

RCI account is included.

Q: It seems this is not points ownership. It only gives you the ability to deposit points or weeks. Is that correct? Please clarify. I own both points & 1 week timeshare. I am looking to lower my maintaince so I want to figure how to best do that. A: Well, as a point account holder, this weeks ownership can be "banked" as points-this fixed week bank at 52,500 points annually (It's RCI's Points for Deposit Program). This nice thing about a fixed week is that you can count on banking easily without needing to reserve first. The MF for that is only $416.00, which is a ratio you really cannot beat. You would need to keep at least one of your points ownerships in order for the combo to work--this would give you 72K+ for what I am guessing would be less MF than what you have right now-a nice package. Additionally, we just put all of our inventory on sale a couple of hours a go for two days--20% off :)

There are folks on eBay that sell, or if you just wanted to be done with one of your points ownerships, we can deed to us in program we call www.donewithtime.com That is an option you can check out.

Do you want to keep all of them? I do have other Points for Deposit properties--one that banks for 120K, & MF is $1132; the central question is how many points to do you need to get the vacation that you want each year (that item number is 370116417875)

This Arkansas piece is a pefect middle ground in terms of MF and purhcase price.

42,500 RCI POINTS Gold Crown H.H. S CAROLINA TIMESHARE

Q: I don't understand how this work. Hope you can give me some explanation. If I buy this item, do I only buy the RCI point or the time share property? If only point, why need closing cost? Nov-15-08

A: The RCI points are tied into a deeded property. All RCI points are. You would have a deed and you would get your RCI points. The 699 is including all costs. I really am paying for the closing costs. 699 is all you payp.
