Premier Gold Crown Branson, Missouri LockOff TimeShare

Q: Could you please explain to me the way the week works. Can it be exchanged for other weeks there and elsewhere? Also would this qualify us for lower rates the rest of the year in RCI and II units across the US and the world???? Thanks for any help you can give. We are not familiar with time shares and need as much info as you can provide. We were just in Branson and loved it and would be interested in possibly buying a time share there.

A: This is what they call a biennial week which means you get one week every other year. In this case in odd years. A great starter to see how you like it and you can always get an even year timeshare in the future to allow you an annual vacation. This particular timeshare is a floating week. This means you are able to choose a week within a certain timeframe in this case 1-52. You also have the opportunity to join either RCI or II or both. This is great because there are not a bunch of resorts that are covered by both exchange companies. Yes RCI and II offer different programs that allow you discounted rates. If you would like to learn a little more about RCI and II you can go to youtube and search bkwatson. My boss has posted many informative videos there. This timeshare is also a lockoff which means you could use one side and bank the other side effectively getting two weeks instead of one. There is so much information out there about timeshares it is hard to cover it all. I can suggest you go to www.tug2.net. This is timeshare users group website. It is a site made by timeshare owners dedicated to timeshare owners. You can find endless information there and even better it is from people who have been there and done that. Yes I live right outside of Branson and it is an excellent place to vacation. I would be happy to go over anything with you by phone as this is a lengthy subject. I suggest watching the videos and checking out the website with a pen and paper. Then any questions you have you can write down and call me. Q: Are there any fees, taxes, anything in arears on the sellers side?

A: The only thing you pay is the high bid plus the closing or the buy it now price. You will be responsible for the $475.00 maintenance fee annually beginning Jan. 2011. All of our timeshares go through an extensive verifications process. We get paperwork filled out from the owner. We then take the owners consent and send an estoppels to the resort. This document answers what is owned and makes sure nothing is owed. We then have a verifications officer call and verify this information one more time and some further information. So you can rest assured that everything is up to date.

US COLLECTION 15,000 Diamond Resorts Points Timeshare

Q: Can I roll these into my current diamond account and if so would I receive complete benefits for these points? Also are these points available for full exchange within the Interval International or RCI exchange units?

A: There are two types of Diamond points deeded and US Collection. Deeded Diamond points are NOT transferrable. The US collection is a membership and therefore able to be transferred. Unfortunately it does NOT include club membership, does NOT allow them to be combined, and does NOT allow you to use them with II (Diamond typically only trades with II). You can, however, contact Diamond Resorts and ask about upgrading. I suggestion telling them you have already purchased the resale. It saves the time they would spend trying to convince you not to buy resale. They will upgrade the points thus allowing the resale to become part of the club, combined, and able to be traded. The catch? Well you have to buy more points from Diamond. They decide how many and how much on an individual basis. I can tell you that I have been told if you do not take the first offer they will continue to call and their figures will lower. I wish this were easier, but Diamond is the hardest company to work with on the resale side.
