Disney Orlando Timeshare / Vacation Village at Parkway

Q.
Can you transfer to rci pionts with this time share?

A.
You do have the ability to convert this to RCI Points. You would have to get ahold of RCI to find out what they would charge you to change this. If you would like a timeshare that has already been converted to RCI points you can contact me at jennifer@emidsouthinc.com with the details of how many points you are looking for. I will get back to you with an auction that best suits your needs.Thank you for your interest,Jennifer Sluppick

Timeshare Escapes! to Bella Vista Village 3 Year RCI

Q: I am a little confused about your listing. Is the $958.00 in addition to the bid price? Or does the final bid price include all other costs?

A: High bid is all you pay. We are introducing a new package to the world and these are some of the first ones coming out. So these are all at introductory prices. Part of the reason why they are so low is so we can share the feedback from our fist round of buyers. We have sold a half dozen packages like this so far and the prices will be going up. They will still be very very low. Just not this low.

Florida Timeshare for Sale with 3 Years of RCI Included

Q: You have a number of timeshares on Ebay listed under RCI points. However, I have attempted to find the number of points for each timeshare. You have so much information that it is impossible to find this. Are they points or weeks. You have the benefits of weeks listed but nothing about points. It would be helpful if this information was readily available.

I always put the number of RCI points in the title of all RCI points memberships. The luggage RCI special ads are all weeks ownerships.

What is included in the final purchase price of this listing?

* Deeded Ownership at the "low maintenance fee" resort below
* 3 years of RCI Membership - $229
* Luggage - $234 (see below)
* Transfer Fees - $150 (average)
* Closing Costs - $345
o Warranty Deed
o State Tax Forms
o Reconciliation Statement
o Delivery of Deed to the Clerk of Court
o Notification of Deed Recording
o Online Status Checking
o Original Deed to Buyer

THAT is a total of $958 in services, membership and add-ons BEFORE the properties' value.

33,500 RCI Points Hilton Head South Carolina TIMESHARE

Q: which type is this timeshare, your listing shows 33,500 rci points and fixed week, how can it be both? Thanks, b 25-Apr-09
A: Hi Barbara, Points ownerships always have a deeded or RTU property at the base; the points system is one that the owner paid to opt into through RCI, and the resort being a "points" resort. At any time, an owner can revert to original deeded use. That said, this is a fixed week that has been converted to points at this juncture. To use as deeded, you would need to give RCI 13 months notice. With points, you do get advance points reservation privileges at your home resort, just to say. Hope that helps, and happy to answer further questions. Best, Francene

RedWeek.com Posting R401853 The Courtyards

Hi Whitney,

We have several Wyndham points properties to look at--some annual, some biennial. Depending on how many points you are looking for, you may want a biennial to keep your MF down, but still get enough points to boost your account in those biennial years. For example, below are two to consider (sorry for the formatting-email is hard sometimes). Wyndham Cypress Palms (105K Biennially EVEN years) is $899.00, including closing costs ($345.00 Closing, $100.00 Transfer). MF's are base line $245.04 Annually ($8.00 a month more if you prefer monthly billing). Wyndham Ocean Ridge (308K Annually) combines two deeds that we have, and is $2600.00 Total ($345.00 Closing, $200.00 Transfer Fees and MF payment of January through March of this year--award is there for this year).

So, this gives you an example of small-ish and huge awards--let me know what you need. I don't have Destin or Orlando as a home resort with Points right now. We have some in process however, and I'll know more details soon. Also, your RCI Weeks membership comes with all Wyndham ownership--I think you know how that works.

Please let me know what questions you have.

Kind regards,

I am currently a Wyndham points owner & am looking for more points. Low maintenance fees at home resort would be great! Possibly would consider another timeshare if it is in Destin, FL or Orlando, FL - if the weeks were flexible. More interested in Wyndham for the ease & flexibility of the points. Also, would like RCI to be the "rollover" points/sister resort to Wyndham.

Thanks!!!

Whitney

GET TWICE THE VACATION - IT IS WONDERFULLY FLEXIBLE!

Hi Barbara,

Below is a fairly thorough explanation from our web site. The basics are that you can use half of the unit, and in this case, half would be a 2BR, and then bank the other half, getting you another week of vacation per year for the one maintenance fee. The 4BR lock-offs are more rare, and people love them for the mileage you get with space, etc.

Thanks for your interest, and happy to answer further questions.

Best regards,

"Lockoff" or "lockout" units are constructed so that they may be divided into two or more smaller units for exchange or usage purposes. For example, a two-bedroom lock-off may be divided into a one bedroom and a studio, or some other configuration, which the particular resort will provide.
GET TWICE THE VACATION - IT IS WONDERFULLY FLEXIBLE!

The floor plan of a lockout unit provides owners the opportunity to change accommodations as their vacation plans change from year to year. The unit can be be divided into two sub-units, each side occupied separately. Vacationing with the whole family or friends? Then use the complete two bedroom unit (sides A & B). Another year, use the larger unit for seven nights and the smaller side for another seven nights. Want to vacation at this resort and exchange to another resort? Then divide your unit and use one side for this resort and trade the other side through an exchange company. If the usage is for Biennial Years (Odd or Even), the lockout gives you an option to vacation EVERY year by separating the unit and depositing one half for usage in EVERY year! The real plus here is that even though you have the ability to have two weeks of vacation, you still only pay one maintenance bill.

We thank you for your past business with us! We are receiving requests from our customers to let them know about vacation resorts closer to home. We have a 4BR Lock-off at Historic Powhatan Resort. I just wanted to let you know that it is available at an incredible price should you be interested in an additional week at the resort. And, because it is a lock-off, it is a way to inexpensively bank and exchange providing two easy weeks per year.
If you're set for now, I would be grateful if you would pass this email along to anyone you feel might be interested in owning at this resort. We appreciate your referrals!
Again, we're thankful for your business; please let me know if you have any questions, interests or if you have any other vacation needs that I might assist you with. Additionally, we've made several videos for our customers to help maximize their vacation ownership. By looking at the titles, you'll know what might be beneficial for you. 10:12:06 AM [Operator] This is Bryan may I help you?
10:12:32 AM [Visitor] I wanted to know if you ever have or do have any Timeshare or points for sale at Inn Seasons Resorts
10:12:50 AM [Visitor] They are in the Northeast
10:13:12 AM [Operator] Do the points have a name or are they just Inn Season Resort points?
10:14:14 AM [Visitor] The "Vacation Club" is through Inn Season Resorts...the one we have been to is in Lincoln NH called Inn Seasons Resort Pollard Brook...they have several between ME, NH, MA
10:14:41 AM [Visitor] they now sell them as Points they used to sell them as traditional time shares
10:16:12 AM [Operator] Okay let me review my current inventory and see if I have any current matches. Can I have your name and email to email you with any matches I might have. Or we can all if you like?
10:16:46 AM [Visitor] If you could email me that would be great.... please do not add me to any additional email lists
10:17:00 AM [Operator] I sure wont.
10:17:19 AM [Visitor] thanks
10:17:31 AM [Operator] I was going to ask if you wanted on our own personal newsletter list that we do not sell or rent but I will skip that question.
10:17:43 AM [Operator] First name?
10:17:55 AM [Visitor] I would not mind being notified on any sales for the Inn Seasons Resort if they come up at a later time
10:18:25 AM [Operator] We will only contact you with matches for that
10:18:36 AM [Operator] Just curious have you ever looked at RCI points?
10:18:54 AM [Visitor] no not really
10:19:04 AM [Visitor] is that buying points directly through RCI
10:19:31 AM [Operator] Well I normally have 10 points packages in stock on any given week.
10:19:55 AM [Operator] These packages are small to big and came to us though people that had lifestyle chagnes
10:20:10 AM [Operator] I have been doing tutorials on youtube for months helping people understand them
10:20:26 AM [Visitor] you can send me some info on that if you want...I would need to figure out how they trade to Inn Seasons Points...I know that Inn Seasons uses Interval I assume they use both but not really sure
10:21:03 AM [Operator] Okay the other thing to do is to look at the resorts at RCI.com and see if there points resorts are in the area you like to vacation
10:21:33 AM [Visitor] We live in Maine and are looking for something mostly in NH not to travel to far......have small kids now. May trade for further away down the road but mostly looking in the Lincoln NH area
10:22:05 AM [Visitor] will check out RCI site....and will look at info you send me

10:26:20 AM [Visitor] ok thanks
10:26:27 AM [Visitor] Inn Seasons not on RCI list
10:27:42 AM [Operator] Yes the closest thing I could do for you today in that regard is find a very inexpensive II resort to own that you could bank the week and trade into Inn Seasons
10:27:50 AM [Operator] I have a II demo on youtube too
10:27:59 AM [Visitor] ok i will look at info thanks again
10:28:02 AM [Visitor] bye

12:00:12 PM [Lori] do i choose or is it prechosen depending on the auction?
12:00:45 PM [Operator] all ads are based on a ownership at one resort
12:01:11 PM [Operator] A week onwership will let you either go to that resort or bank the week with RCI
12:01:23 PM [Operator] a points membership will let you go to any points resort
12:01:35 PM [Lori] what is the most popular?
12:02:05 PM [Operator] Tough one. Do you like to vacation on one area?
12:02:10 PM [Operator] kids?
12:02:53 PM [Lori] we have kids and i was thinking that we would go the resort that the auction is for and then decide from there what to do for the years after

Why do we market timeshare on eBay Canada?

Q: I am considering making a bid, but why am I signing into Ebay Canada? Seems unusual. Hi It just seems unusual that this listing is with Ebay CA, since the property, myself, and I assume you, are all in the US. I am just trying to be cautious and watchful. Thanks for your reply--

A: Sure...yes, all that we mention is in the U.S., but so many of our buyers are in Canada, that it pays for us to market there for a couple reasons--exposure and the listing fee structure is often more advantageous on eBay CA. We started doing this more prevalently in January. Hopefully our feedback makes you feel more secure. I know that anything connected to an "e" business is hard to get a handle on sometimes. If there is anything I can answer that would make you more comfortable, I am happy to do that. Best regards-

TimeShare 2BR ORANGE LAKE 4TH OF JULY ORLANDO FLORIDA

Q: Hi Bryan. We have a 2 br unit, week 26 at Orange Lake North Village that we paid $2,700 on Ebay including transfer and closing costs. Your minimum price of $2,995 for this week 27 is about $1,000 too high. Would you consider a lower price?

A: Thank you for the question. I want to ask you a question. Do you think if I was walking around OLCC today and I said I have this week for sale for 3000 dollars people would even believe me? I priced this in the eBay price range because I am on eBay and have been for 9 years. The truth is my inventory is exposed to 5 different websites and this is the lowest of the 5 prices. I believe this is going to sell for 4995 on another site very soon. So I need to keep where I am for now. As you know this is a very tough week to find. Especially a normal 4th of July week. I would bet someone is going to hit the buy it now by Sunday. I hope for your sake I am wrong. I wish you well on all your vacation needs and I do have over 300 timshares in inventory. So I do have something for everyone's budget. So please let me know what else would help your vacation portfolio.

Best Regards,

Kathy
