Be An RCI Points Owner...... the possibilites are endless!

Just thought I'd touch base with you. I haven't given up the idea of a timeshare in Oregon, even Southern Washington or Northern California maybe. It's just on hold for a little while as my husband is having knee surgery soon and will be recovering for most of the summer. Still we would be interested if the right one came along. As I said before our daughter lives in Eugene and it would be nice to have somewhere to stay besides staying with her the entire time we visit. As we live on the east coast of Canada and it is a very long trip we usually go for a month or maybe a little more depending.Please keep us in mind of you find something we might like.

Thank you for checking in. I looked again, and unfortunately, our inventory for the West Coast, as indicated, is so slim that I have nothing to offer at this point in terms of a traditional floating week, where you could make your trip based on a reservation there. I do have you in our data base, though, and will let you know if I come up with a match.

Upon thinking about your needs, however, I think we talked about being a RCI points owner. From my vantage point, it seems like this would suit your needs amazingly. We could take a look at those three areas and see what Points resorts are in Oregon Coast (closest we can get to Eugene area), No. California, So. Washington, and see what you would need to get at least a one bedroom, or maybe two, and then take a look at what season you prefer to travel. By being a points owners, you can stay at ANY RCI resort, whether it's points affiliated or not. So, in general terms, to stay in a 2BR, Red Season, Gold Crown resort, you'd need approximately 58,000 points for your week's stay. That looks like the most you'd need for a 2BR. The other thing I'll say is that if you were to make a reservation at a Point resort, you can break it up, in 3 or 4 night stays for example, and of course need much fewer points. So, I'll just stop there to see if you have interest. If so, I am happy to give you a call Diann, to further explain. Points owners love it, and I think once you got the hang of it, you would too. The resale value on points is good too.

The 3 units that I am considering selling are as follows. One is a floating week (all seasons except summer and other peak holiday times) at SunBay in Hot Springs, AR. and the other is a fixed week 18 at Escapes at Hot Springs Village AR. That timeshare is one of the larger units and is the first townhouse next to the lake and marina.

I also have a fixed week 6, 1 bedroom at Wyndham Fairways of Palm Aire in Pompano Beach, FL. Obviously, that unit has the most value as it is peak time in FL during winter.

Q: How does banking my week work? Do I get 2 weeks another time at Smuggler or can trade it for an additional week to Smuggler at some other RCI resort?

A:What you would do is tell RCI that you are not going to use your reserved week. You need to do this atleast 2 weeks before the use. Once you give your use to RCI then you will have credit for one week in your space bank. You will have 2 years to use that banked weeked to go to any of there resorts and pay a 164 dollar exchange fee. The rule for RCI is you can exhange like for like unless you are traveling 6 weeks or less then you can trade your spacebanked week for just about anything.

Q: what is the week on the deed ( if wee choose not to go with rci points? will it revert back to fixed week?

A:This was a floating use and can revert back to floating use. The use was 1-21, 36-39,44-52. The nice thing about this being points now. Is that you get to make a home reservation with your points and summer is possible now and before it was not.

Why is this Timeshare so Cheap?

I'm a little confused here. We just "bought" into Palace View Spinnaker last week...for 26,000. dollars. Same thing as what you are offering. Am I understanding correctly here, you are selling a deeded timeshare to Palace View for $350.00??

Yes, you are understanding correctly, this is a deeded ownership to Palace View by Spinnaker for floating weeks 1-10 in a lockoff unit. The price is $350.00 + $345 Closing Costs + $50 Resort Transfer Fees for a total of $745.00. You bought from the developer and their prices reflect all of the overhead for their marketing programs and the initial building of the resort. Resale timeshares are much lower as there is a lot less overhead. This timeshare deed is paid in full and for $745.00 total it will be sold and transfered to the new owner. I want a Points Program, want to trade into other properties.

Hi,

Let me try to share a little more. RCI points are the most flexible points system out there, and expansive. You can use them at hotels, for cruises, even car rentals as well as timeshare weeks. Most folks use them for timeshare weeks, but if they have left over points in a year, they will find alternate ways to "spend them" or they will have the points carry-over to the next year. Now to be clear, folks who own traditional fixed or floating weeks can bank those too with RCI and exchange. The thing with points is that they tend to give you more trading power, and trading power factors into cost.

The main reason folks choose points is for exactly what you requested--to be able to go anywhere, but also in different kids of ways-break up weeks for long weekends (resorts close to home) or to get MORE weeks than just one, as RCI has a great Points "last call" which means you can get a week 45 days away from travel for about 9,000 points in most cases. I recommend going to www.rci.com and just look around for various aspects of points. Our web site, www.emidsouthinc.com has a lot of answers too.

Okay, now. The deed on this particular points package is now for inventory purposes only, and is what RCI considers your HOME RESORT. The owner paid the RCI conversion fee ($1-2K) and essentially converted this deed to points. RCI would expect you to use the points UNLESS you let them know 13 months ahead of time. In that case, you could make your floating week reservation and use it at the resort as is:

Annual Floating Week / Choose Week: 24 - 38 (June 15 - September 30). Use begins in 2008!

So, basically, you would use a summer/early fall week in CO. in a 2 BR unit, which is an awesome deal in an of itself. But, now this deed through RCI and the resort is a POINTS usage, which means: reserve anytime of the year at your home resort (for any size unit), and you get a preferential time period for reserving at your home resort you could reserve at ANY RCI points resort (examples of what 50,000+ points will get you in Hawaii are below) So, in order to get a good match, it's important to know what general size of unit you'll need and general seasons you like to travel. Here are some other things to consider. The budget of your annual MF fee, whether you think you'd like to really use at a home resort (otherwise buying anywhere for best MF-number of points), and what kind of vacationing you like to do (one week per year, distance, etc.)

Finally, you can look at other points packages at their web site, www.wyndham.com and www.bluegreenonline.com . My guess is that you will enjoy RCI's all-encompassing program. I hope this is a good start for you. Let me know what you think and we'll go from there

What happens when the deed expires?

What happens when the deed expires? do you have to repurchase it? or if voted to extend will it be for just the maintanance fees.....?

Hi, Great question. When 2022, you will not incur any additional costs and you will pay your MF's as usual. Owners will decide to extend, and it will be a seamless process that way. Depending on the resort, you'll receive new paperwork. Hope this helps, and happy to answer further questions.

Q: Good afternoon, If you don't mind me asking, what is the reserve set at? Does the $454 maintanenace fees include the taxes for the year? Does the lockoff get deposited as 2- 1 bedroom units or studios, etc?


A:Only 200 for the reserve. 454 includes taxes. Locks off as two one bedrooms.

A:Its 10,000 every other year but they allocate 5000 of thoese points eacy year. The points can be used during any season. You use a points chart to determine how long you want to go and to where.

A:Next year all you will have is a yearly Maintenance fee. You will get to choose one week of vacation per hear Use: Annual - One Floating Week / Choose between weeks: 1-21, or 38-52.

Qa:i need more information about the following statement: "Deeded - Unit 555. Expires January 1, 2026. This deed expires due to an escape clause." does this deed END on 1/1/2026 or is this a option to end???

This is designed to protect owners from having to pay Maintenance Fees when the resort could be destroyed or not worth keeping open any longer. Essentially, the escape clause is a benefit to owners. Should you decide to continue ownership, an extension of 10-30 years can be expected.
