Combining Points and Weeks Ownership with RCI

Q: It says in your ad (for inventory purposes only) does this mean I can go anywhere else in the world? Can I buy more points? I was just wondering how this works? My sister just bought (at a resort) 2 weeks with 4 "bonus" weeks. How do your points compare to that? Thanks for your time. Dec-04-08

A: Yes! The benefit of points is that you can use your points anywhere and it's perhaps more than a week's ownership, this is the whole "point" of points... The points are used within RCI's worldwide network (the biggest exchange network out there). You will always hold the deed to this particular property, and should you ever just want to defer to what is deeded you can let RCI know (I can explain that more if you like). This is an every other year award, and the bonus is that that this purchase includes 69,500 points free...and then your next award will be in 2010. From there on out, you'll receive 69,500 points every even year. You can bank points up to two years as well, and you can borrow from future years. It's INCREDIBLY flexible and people love this about points ownership. Additionally, if the resort that you just purchase from is NON-POINTS resort, you can bank one of your weeks as points, and add to your account. Finally, in terms of "bonus time" through RCI, if you can look at availability in their network within 45 days of travel, and book at "Extra Vacation" for 9,000 points. 168K Wyndham Points Bonnet Creek, FloridaTimeshare

Bryan, I am interested in the Wyndham Bonnet Creek Timeshare, and have gone through the presentation at Wyndham, but would like to ask a few questions before taking this property.
1. This property does not have a mortgage balance, does it?

No it does not

2. I have seen on some other Wyndham properties that people are saying that Wyndham charges you $129.00 for the reservation. I was under the impression you only used the points to reserve a property. Can you let me know about this?

The only thing I know about is you only get so many maid credits with your points so if you use a bunch of tiny reservations you might need to purchase some maid credits. I can’t remember the price of those.

3. Even though this is a biennial property and cannot be used at the home property until 2010, can you utilize the points at another property in 2009 with paying with points?

Your points are awarded Jan 2010. That is when you will first be able to use your points.

4. So basically you are getting 84000 points per year and can borrow up to 84000 points against next years?

They have set it up to have 168 on the even years. I do not believe you can borrow in advance.

5. I am assuming this is a deeded property and can be left to someone in an estate?

Yes it is deeded property

6. Are the RCI yearly fees included in this, or do I have to contact RCI and purchase that yearly?

RCI account is included.

A: Well, as a point account holder, this weeks ownership can be "banked" as points-this fixed week bank at 52,500 points annually (It's RCI's Points for Deposit Program). This nice thing about a fixed week is that you can count on banking easily without needing to reserve first. The MF for that is only $416.00, which is a ratio you really cannot beat. You would need to keep at least one of your points ownerships in order for the combo to work--this would give you 72K+ for what I am guessing would be less MF than what you have right now-a nice package. Additionally, we just put all of our inventory on sale a couple of hours a go for two days--20% off :)

There are folks on eBay that sell, or if you just wanted to be done with one of your points ownerships, we can deed to us in program we call www.donewithtime.com That is an option you can check out.

Do you want to keep all of them? I do have other Points for Deposit properties--one that banks for 120K, & MF is $1132; the central question is how many points to do you need to get the vacation that you want each year (that item number is 370116417875)

This Arkansas piece is a pefect middle ground in terms of MF and purhcase price.

Learn about RCI's Points for Deposit Program

Q: are you saying that if i deposit the week into rci i get 34,500 rci points? if i own another rci weeks account, can i combine the weeks and convert them both into rci points? is the week annual and can i convert to 34,500 rci points annually? is the rci account included or is there another fee for that? what is my bottom line annual cost including maintenance and rci fees?

A: Thanks for your question. The Points for Deposit program is for RCI Points account holders to take a weeks ownership and basically bank it as POINTS. Are you a Points member?

This is a NON-POINTS resort; Points for Deposit can only be done with non-points resorts, and is decided on a year to year basis, as is traditional banking. You can deposit as points year after year (and in this way, not pay the high conversion fee). This is an annual week, so yes, you could bank as 34,500 points annually.

If you aren't a Points account holder currently, there are some inexpensive routes to go that would give you a high number of points to use each year (i.e buy a points account and a weeks account, making your total MF extremely affordable). I am told that resale does not have the same benefits as retail. I would call them and ask them if you buy more points resale if you are allowed to combine them. That will take down your price per point dramatically. If they so know I might be inclined to complain until they say yes.

Getting the best reservation!

A: ... Yes, reservations are first first come, first serve and no one has any priority over another. I always tell our customers to pay your annual MF as early as the resort will allow you to. As soon as you pay your maintenance fees (you can pay before they are actually due--a couple of months ahead for most resorts) you can make your reservation for the following year. Hi, I went to a Wyndham presentation recently and am not familiar with purchasing resale ones. I have a few questions. 1. Is this one deeded for life? or does the deed expire after a certain time frame. 2. Why is this one and other resale ones I have seen online cost a lot less than the ones being offered at the Wyndham presentations. What are the benefits of purchasing a resale one vs purchasing one directly from the developer? Are there privileges that we can't get through resale ones that we would get if we purchased directly from the developer? 3. How long are these points good for. Do unused points expire? If so, in how long? 4. This being biennial even, does this mean I can only use it on even years or can the points be used at anytime as long as I have the points available? yes its deeded for life. Wyndham say that they will not let resale points go towards VIP status. That is the only downside that I know of. When your points are issued you have a year to use them or make a reservation and bank the use. You can use the points on the odd or even year. They are just awarded on the even year. Talked with Megan in the Activities Dept. The resort only has a Driving Range which is open from 8:30-Noon and 2-4pm. There is a complimentary bucket of balls at 8:30 and then it's $2 a small bucket and $3 a large bucket. Playing on area golf courses can be arranged through the concierge. There are certain golf courses that will give the resort owners discounts. The courses closer to the resort are going to be more expensive due to their close location to Disney attractions. Courses that are a little farther out will be cheaper. Some courses have weekly specials. Prices can range from $38 and up. Prices are also affected by the weather with cooler weather bringing higher prices. The concierge at the resort can answer all questions.

10,000 Annual Bluegreen Points, 2008 Usage

Q.   Hi, we are currently Bluegreen owners and would like to add points. Can we combine the maintenance fees, not just add them together? Or do you know? Thanks.
A.   T. Wilson~ This is a deed for 10,000 points annual at Solara Surfside. If you wish to combine deeds you would have to do a minimum points transaction through BG.This would combine your maintenance, earn dates and make you responsible for only 1 club due. Beyond this it would qualify you for any preferred levels through BG.


Q.    I would like to keep the deeds I have and just add these points and combine the dues and maintenance. Is that possible or do you know? Are you able to assist with that or the title company you use? I don't know what I would have to do to get that all done. Thanks.
I cannot assist in combining points with any current BLUEGREEN that you currently own. IF YOU PURCHASE THESE POINTS YOU DO HAVE 3 OPTIONS.
A.    1) You can keep this deed seperate this would be deemed as a totally different BLUEGREEN account. This would have seperate earn dates, club dues and MF's. This would require no additional transactions thru BLUEGREEN Corp.
2)you can purchase this point package then combine your m.f's, club dues and earn dates thru a minimum points transaction thru BLUEGREEN. If you request to keep your curent deeds at the same location this is called a RELOADED DEED.(
3) You can wrap everything into 1 DEED, MF, CLUB DUE, and EARN DATE. This is done by doing a minimum points transaction with BLUEGREEN as well.
Most owners opt for option #2 or #3 so they can obtain a BLUEGREEN PREFERRED level and all BLUEGREEN benifits.
Most of my BLUEGREEN transactions are with current bluegreen owners who are wishing to add to thier vacation profile. The reason they do purchase thru me is directly due to economics--- being that bluegreen is asking $ 14,000 plus for this same points package.

A.    Hello~ This question is a complicated one to answer due to this ownership being so flexible in its usage. You can use Interval International, RCI (weeks) and RCI points. RCI points costs $39 for a 1 day stay to $124.00 per week stay and is prorated accordingly for 2 thru 6 day stays. You can also use RCI points with air, cruising, car rental, and hotels with fees averaging $40 per usage transaction. Your question is about banking---- If you bank using RCI weeks format it is $164 ---- RCI points is $124. To answer your other question. Yes the ownership is 120,000 RCI POINTS

A RCI membership comes with the onwership and is built into the Main fees. Once you have your account you can go in and book up to 10 months in advance. I have nothing in my notes about renovations. Please feel free to contact the resort directly on that. Typically it takes 154,000 points for a full prime time 2 Bedroom week. May owners get more bang for there points buy using them to travel Mon - Thursday. It takes less points.

There is an intial fee of $100.00 to join RCI followed by an annual fee of $124.00. If you already have an RCI points account you can bank this week and it would be worth 40,000 points. However if you do not have a previous points account this is not an RCI points resort and cannot be converted. As far as the defender program I am not familiar with this program. You can call defender resorts and ask if it is available with resale accounts. I need your deed information the name or names, married or single, address, county, phone number, and any additional names and relationship to owner (ie. son or daughter). Although it is a RCI points resort this week has not been converted to points so this is a fixed week as stated in the listing.

A: The trick on floating weeks is to find out the earliest date you can make a reservation for the week you want and do it. One year in advance? Jan 1st, etc. And you also need to know if phone, fax or mail is the preferred way to reserve.

A: This is a very rare and neat ownership. You only pay Main fees and go to this resort every three years. Next year use in 2009 and then again in 2012. So you get all the benifits of being a timeshare owner and only have to go and Pay Main fees every three years. Now in 2009 you will be able to choose any week you want on a first come first server basis.

Q: Please explain briefly the costs associated with RCI ownership and use of Wyndham/Fairfield points. For example, is there a swap fee each time a reservation is made or is there just an annual fee for membership and reservations are made with either company? Thanks.

Well the main thing is if you use to many small reservations you might run out of house keeping credits.
Each year's allotment of points come with an associated number of HCs, one HC per 1000 points. An allotment of 88,500 points should have come with 89 HCs (Fairfield rounds up). Specifically, 20 HCs * $1.50 ea = $30 that I do not expect to pay to have use of the 88,500 points. In case you are wondering about how HCs get used up, the Fairfield system is based on one cleaning per week. If you stay for full weeks within their system, you use points and HCs at the same rate as you earn them and everything comes out even at the end of the year. If you book for shorter periods than a week you use up HCs faster than your points and end up owing. snd Fairfield has recently started allowing people to borrow HCs from future use

Be An RCI Points Owner...... the possibilites are endless!

Just thought I'd touch base with you. I haven't given up the idea of a timeshare in Oregon, even Southern Washington or Northern California maybe. It's just on hold for a little while as my husband is having knee surgery soon and will be recovering for most of the summer. Still we would be interested if the right one came along. As I said before our daughter lives in Eugene and it would be nice to have somewhere to stay besides staying with her the entire time we visit. As we live on the east coast of Canada and it is a very long trip we usually go for a month or maybe a little more depending.Please keep us in mind of you find something we might like.

Thank you for checking in. I looked again, and unfortunately, our inventory for the West Coast, as indicated, is so slim that I have nothing to offer at this point in terms of a traditional floating week, where you could make your trip based on a reservation there. I do have you in our data base, though, and will let you know if I come up with a match.

Upon thinking about your needs, however, I think we talked about being a RCI points owner. From my vantage point, it seems like this would suit your needs amazingly. We could take a look at those three areas and see what Points resorts are in Oregon Coast (closest we can get to Eugene area), No. California, So. Washington, and see what you would need to get at least a one bedroom, or maybe two, and then take a look at what season you prefer to travel. By being a points owners, you can stay at ANY RCI resort, whether it's points affiliated or not. So, in general terms, to stay in a 2BR, Red Season, Gold Crown resort, you'd need approximately 58,000 points for your week's stay. That looks like the most you'd need for a 2BR. The other thing I'll say is that if you were to make a reservation at a Point resort, you can break it up, in 3 or 4 night stays for example, and of course need much fewer points. So, I'll just stop there to see if you have interest. If so, I am happy to give you a call Diann, to further explain. Points owners love it, and I think once you got the hang of it, you would too. The resale value on points is good too.

The 3 units that I am considering selling are as follows. One is a floating week (all seasons except summer and other peak holiday times) at SunBay in Hot Springs, AR. and the other is a fixed week 18 at Escapes at Hot Springs Village AR. That timeshare is one of the larger units and is the first townhouse next to the lake and marina.

I also have a fixed week 6, 1 bedroom at Wyndham Fairways of Palm Aire in Pompano Beach, FL. Obviously, that unit has the most value as it is peak time in FL during winter.

Q: How does banking my week work? Do I get 2 weeks another time at Smuggler or can trade it for an additional week to Smuggler at some other RCI resort?

A:What you would do is tell RCI that you are not going to use your reserved week. You need to do this atleast 2 weeks before the use. Once you give your use to RCI then you will have credit for one week in your space bank. You will have 2 years to use that banked weeked to go to any of there resorts and pay a 164 dollar exchange fee. The rule for RCI is you can exhange like for like unless you are traveling 6 weeks or less then you can trade your spacebanked week for just about anything.

Why is this Timeshare so Cheap?

Yes, you are understanding correctly, this is a deeded ownership to Palace View by Spinnaker for floating weeks 1-10 in a lockoff unit. The price is $350.00 + $345 Closing Costs + $50 Resort Transfer Fees for a total of $745.00. You bought from the developer and their prices reflect all of the overhead for their marketing programs and the initial building of the resort. Resale timeshares are much lower as there is a lot less overhead. This timeshare deed is paid in full and for $745.00 total it will be sold and transfered to the new owner. I want a Points Program, want to trade into other properties.

Hi,

Let me try to share a little more. RCI points are the most flexible points system out there, and expansive. You can use them at hotels, for cruises, even car rentals as well as timeshare weeks. Most folks use them for timeshare weeks, but if they have left over points in a year, they will find alternate ways to "spend them" or they will have the points carry-over to the next year. Now to be clear, folks who own traditional fixed or floating weeks can bank those too with RCI and exchange. The thing with points is that they tend to give you more trading power, and trading power factors into cost.

The main reason folks choose points is for exactly what you requested--to be able to go anywhere, but also in different kids of ways-break up weeks for long weekends (resorts close to home) or to get MORE weeks than just one, as RCI has a great Points "last call" which means you can get a week 45 days away from travel for about 9,000 points in most cases. I recommend going to www.rci.com and just look around for various aspects of points. Our web site, www.emidsouthinc.com has a lot of answers too.

Okay, now. The deed on this particular points package is now for inventory purposes only, and is what RCI considers your HOME RESORT. The owner paid the RCI conversion fee ($1-2K) and essentially converted this deed to points. RCI would expect you to use the points UNLESS you let them know 13 months ahead of time. In that case, you could make your floating week reservation and use it at the resort as is:

Annual Floating Week / Choose Week: 24 - 38 (June 15 - September 30). Use begins in 2008!

So, basically, you would use a summer/early fall week in CO. in a 2 BR unit, which is an awesome deal in an of itself. But, now this deed through RCI and the resort is a POINTS usage, which means: reserve anytime of the year at your home resort (for any size unit), and you get a preferential time period for reserving at your home resort you could reserve at ANY RCI points resort (examples of what 50,000+ points will get you in Hawaii are below) So, in order to get a good match, it's important to know what general size of unit you'll need and general seasons you like to travel. Here are some other things to consider. The budget of your annual MF fee, whether you think you'd like to really use at a home resort (otherwise buying anywhere for best MF-number of points), and what kind of vacationing you like to do (one week per year, distance, etc.)

Finally, you can look at other points packages at their web site, www.wyndham.com and www.bluegreenonline.com . My guess is that you will enjoy RCI's all-encompassing program. I hope this is a good start for you. Let me know what you think and we'll go from there

Hi, Great question. When 2022, you will not incur any additional costs and you will pay your MF's as usual. Owners will decide to extend, and it will be a seamless process that way. Depending on the resort, you'll receive new paperwork. Hope this helps, and happy to answer further questions.

This is designed to protect owners from having to pay Maintenance Fees when the resort could be destroyed or not worth keeping open any longer. Essentially, the escape clause is a benefit to owners. Should you decide to continue ownership, an extension of 10-30 years can be expected.
