154,000 FAIRFIELD/Wyndham Branson Missouri Timeshare

Q:
Do have ONE more question. At what point does Ownership happen? Upon payment? Closing? Deed transfer? Deed Recording? Thank you.
Sep-30-08

A:
As soon as Wyndham transfers it. Total process 6 to 9 weeks.

Q:
Maintenance is indicated at $68.21 monthly -- is the Annual less or is it equal to 12 times the amount given? Is there a limitation on the use of the points (i.e., used for a minimum of two days at a time)? Are the cost given the actual cost or are there others (i.e., hidden). I'm really interested, but I have to scrutinize closely based on my financial status. You do realize that Wallstreet is having some severe problems and money is going to become quite tight. Sid Camp
Sep-30-08

A:
Annual I believe works out to be the same either way if its paid monthly or annually. There are no limits on use. I believe my Wholesale Timeshares will be more important than ever for people looking to vacation as economically as possible.

Q:
Do have a few more questions. At what point does Ownership happen? Upon payment? Closing? Deed transfer? Deed Recording? Does Ownership include the use of RCI? Is there a membership fee incurred? Thank you.
Sep-30-08

A:
It takes around 6 to 10 weeks for all deed and title and transfer work to be done. At that time it will be available for your use. RCI membership is included in the Main fees.

Getting the best reservation!

Q: Are the reservations first come first served?

A: ... Yes, reservations are first first come, first serve and no one has any priority over another. I always tell our customers to pay your annual MF as early as the resort will allow you to. As soon as you pay your maintenance fees (you can pay before they are actually due--a couple of months ahead for most resorts) you can make your reservation for the following year. By doing this, customers say the have their top pick of weeks. Hope this helps. Kind regards, emidsouthinc

Q:
Any 2008 points to transfer to the new owner? What month do you receive the points and do you have to request the 4000 every odd year in order to receive them?
Sep-25-08

A:
Your first set of 4000 points will be given on October 1st and will be ready to use as soon as the transfer is complete. It takes 90 to 120 days because of BG being so slow.

154,000 FAIRFIELD/Wyndham Bonnet Creek, FL Timeshare

Q:
Hi, I went to a Wyndham presentation recently and am not familiar with purchasing resale ones. I have a few questions. 1. Is this one deeded for life? or does the deed expire after a certain time frame. 2. Why is this one and other resale ones I have seen online cost a lot less than the ones being offered at the Wyndham presentations. What are the benefits of purchasing a resale one vs purchasing one directly from the developer? Are there privileges that we can't get through resale ones that we would get if we purchased directly from the developer? 3. How long are these points good for. Do unused points expire? If so, in how long? 4. This being biennial even, does this mean I can only use it on even years or can the points be used at anytime as long as I have the points available? I apologize for all the questions but just find this offer a real good deal based on ones offered during the Wyndham presentation we went to. Thanks, Neil
Sep-24-08

A:
yes its deeded for life. Wyndham say that they will not let resale points go towards VIP status. That is the only downside that I know of. When your points are issued you have a year to use them or make a reservation and bank the use. You can use the points on the odd or even year. They are just awarded on the even year. Kind Regards, Bryan

Q:
we are already Platnium Owners can we add these points and use them under our platnuim status?
Sep-24-08

A:
Hmm. You can try. I know Wyndham is really making it hard on any resales regardless of them not offering a buyback program. Go figure. All I can really say is at this price it might be worth a try just to see what happens. If it does not work out you can always sell to a friend or family member at this price.

128,000 WYNDHAM FAIRFIELD POINTS TIMESHARE Orlando, FL

Q:
Good-morning, Can you tell me more about the golf privileges associated with this timeshare please. Thank you.
Sep-22-08

A:
Talked with Megan in the Activities Dept. The resort only has a Driving Range which is open from 8:30-Noon and 2-4pm. There is a complimentary bucket of balls at 8:30 and then it's $2 a small bucket and $3 a large bucket. Playing on area golf courses can be arranged through the concierge. There are certain golf courses that will give the resort owners discounts. The courses closer to the resort are going to be more expensive due to their close location to Disney attractions. Courses that are a little farther out will be cheaper. Some courses have weekly specials. Prices can range from $38 and up. Prices are also affected by the weather with cooler weather bringing higher prices. The concierge at the resort can answer all questions.

10,000 Annual Bluegreen Points, 2008 Usage

Q.   Hi, we are currently Bluegreen owners and would like to add points. Can we combine the maintenance fees, not just add them together? Or do you know? Thanks.
A.   T. Wilson~ This is a deed for 10,000 points annual at Solara Surfside. If you wish to combine deeds you would have to do a minimum points transaction through BG.This would combine your maintenance, earn dates and make you responsible for only 1 club due. Beyond this it would qualify you for any preferred levels through BG.

Q.    I would like to keep the deeds I have and just add these points and combine the dues and maintenance. Is that possible or do you know? Are you able to assist with that or the title company you use? I don't know what I would have to do to get that all done. Thanks.
I cannot assist in combining points with any current BLUEGREEN that you currently own. IF YOU PURCHASE THESE POINTS YOU DO HAVE 3 OPTIONS.
A.    1) You can keep this deed seperate this would be deemed as a totally different BLUEGREEN account. This would have seperate earn dates, club dues and MF's. This would require no additional transactions thru BLUEGREEN Corp.
2)you can purchase this point package then combine your m.f's, club dues and earn dates thru a minimum points transaction thru BLUEGREEN. If you request to keep your curent deeds at the same location this is called a RELOADED DEED.(
3) You can wrap everything into 1 DEED, MF, CLUB DUE, and EARN DATE. This is done by doing a minimum points transaction with BLUEGREEN as well.
Most owners opt for option #2 or #3 so they can obtain a BLUEGREEN PREFERRED level and all BLUEGREEN benifits.
Most of my BLUEGREEN transactions are with current bluegreen owners who are wishing to add to thier vacation profile. The reason they do purchase thru me is directly due to economics--- being that bluegreen is asking $ 14,000 plus for this same points package.
Q.    Thanks, that is very helpful. Only 1 more question. If we would do the reload deed thing (so we keep our existing deed), do I just need to contact Bluegreen after the purchase and they will take care of it, or do I need to contact them before to make arrangements? Sorry for so many questions, but you've been very helpful. Thanks.
A.     There is no hurry to contact BG. When you win this item you will go through a closing with me and I will take care of your transfer of this ownership with BG. Following this transaction you can contact BG and let them know what you are wanting to do. So to answer your question no need to hurry.
Q. (Response) thank you SO much for all your help. I will give it a good shot/bid.

Greensprings Plantation Williamsburg Virginia 4 Bedroom

Q   is this timeshare converted into points
and what are the fees to bank your points?

A.    Hello~ This question is a complicated one to answer due to this ownership being so flexible in its usage. You can use Interval International, RCI (weeks) and RCI points. RCI points costs $39 for a 1 day stay to $124.00 per week stay and is prorated accordingly for 2 thru 6 day stays. You can also use RCI points with air, cruising, car rental, and hotels with fees averaging $40 per usage transaction. Your question is about banking---- If you bank using RCI weeks format it is $164 ---- RCI points is $124. To answer your other question. Yes the ownership is 120,000 RCI POINTS

Q:
Hi, I am interested in bidding but I have some questions. I already have a timeshare but it is a deeded week, I am not sure how the points work. Do I have to buy an exchange membership and if so what does that cost? How far in advance can I book my week? Will I have problems getting prime weeks, as I am a teacher and those are my only holiday weeks. Have renovations been done to this resort? Are they planning on doing any? Finally with this amount of points how many other resorts will I be able to use or are more points needed? Thanking you in advance.

A:
A RCI membership comes with the onwership and is built into the Main fees. Once you have your account you can go in and book up to 10 months in advance. I have nothing in my notes about renovations. Please feel free to contact the resort directly on that. Typically it takes 154,000 points for a full prime time 2 Bedroom week. May owners get more bang for there points buy using them to travel Mon - Thursday. It takes less points.

Yes an RCI membership is built in to the ownership. You use or loose FF points. Or you make a reservation and bank the use to exchange at a later date. I don't think you will have much problem using your points and using them for mid-week reservations is a great plan.

N Myrtle Beach South Carolina Timeshare 2BR RED WEEK

Q:
I see an * is applied for a fee to join RCI, how much is fee and is it yearly? How many RCI points would this unit have assigned yearly and last but not least would this unit qualify for the defender program? I will bid accordingly when I have answers in hand. THANK YOU DARRYL

A:
There is an intial fee of $100.00 to join RCI followed by an annual fee of $124.00. If you already have an RCI points account you can bank this week and it would be worth 40,000 points. However if you do not have a previous points account this is not an RCI points resort and cannot be converted. As far as the defender program I am not familiar with this program. You can call defender resorts and ask if it is available with resale accounts. If you are looking for an RCI points account you can email me at jennifer@emidsouthinc.com with the specifics of what you are looking for. I can then point you in the direction of the auction that will fit your needs.

Q:
Hello! I am very curious about how you go about selling this product. I just did a search here on E Bay as a flook! My husband and I are interested in selling our 6000 points a year in the Shell Vacation Club Program. We would be interested in brokering them to you. What is your fee and the other details. You seem to be rather successful at this! Please let me know if you are interested. Thank you so much. Shari

A:
Thank you for considering using eMidsouth for your Timeshare Listing or Timeshare Donation needs. Unfortunately, at this current time , we are not able to accept new listings or donations for resale. After a long process of evaluating our resale program, it is evident that in terms of timeliness and profitability, the current model has not proven efficient or effective. As a result, we are excited to have created a new program that I believe is the best solution for people undergoing a lifestyle change, and no longer have a need for their timeshare. Please visit www.donewithtime.com to read about our new program. If you feel this is the best solution for you we are happy to help and always available to answer questions, especially those that will help you compare other programs on the market who might charge up-front fees or the like. We take pride in specializing in timeshare, and are confident we can serve you. Kind Regards. Bryan Watson P.S. If you have or know someone that has the skill set to sell your timeshares for you on eBay or Redweek I would try that first. We know many people that do that and then use our closing company to do the closing. More information on our closing company can be found at www.vacationclosings.com

FT Lauderdale Florida Gold Crown Timeshare

Q:
Hello I am the winner of the auction. Can you please tell me after my payment what else you need about me? How long does it take to receive the contracts? Is this week fixed every year the same or floating? I ask you that because at the RCI list of resorts the one that you are selling is not in Weeks resorts but POINTS. The item discription does not say anything about points Please send me further information so I won't make any mistakes

A:
I need your deed information the name or names, married or single, address, county, phone number, and any additional names and relationship to owner (ie. son or daughter). Once we get the payment and deed information we will begin the transfer. I will send you a time line after payment but normally we try to get everything done in about 30 days. Although it is a RCI points resort this week has not been converted to points so this is a fixed week as stated in the listing.

Virgin Islands Timeshare Bluebeards Beach Club & Villas

Q. Is this a Wyndham Property? To reserve a floating week, who do you contact? Or do you automatically get week 31?

A. This resort is managed by Wyndham. You would contact wyndham to reserve the week. As listed in the ad you have weeks 1-51 to chose from. The sooner you reserve a week the better the chance you are going to get the week you wish to use.

Thank you for your interest,

140,000 Wyndham Points Timeshare Pompano Beach, FL

Q:
Hi e-bayer I’m new to the timeshare industry but am interested in buying a timeshare. I am at the end of a 3 year trial with Club La Costa and have decided not to enter into their scheme. I have a question regarding the sale of 140,000 Wyndham Points Timeshare Pompano Beach, FL. Do both RCI and Interval International accept the Wyndham Points and give an equivalent 140,000 points in exchange? Thanks Reece
Sep-07-08

A:
RCI and Wyndham have their own points systems and its about a 3 to 1 points ratio. What takes Wyndham 154,000 takes RCI 54,000. This is an RCI resort. I do not believe this resort is on IIs list.

154,000 FAIRFIELD/Wyndham Bonnet Creek, FL Timeshare

Q: Hello. Is this for odd and even years? or is it split for one or the other? do you have the deed? is it deeded for Wyndham Bonnet Creek? do the points roll over if not used?

A: This is 154K every even year. I have the deed and that is what is states on the deed. It is deeded at Bonnet Creek. Points are either used or you make a reservation and bank the week you reserve if you cannot go.
