Buying Marriott Resale

Q: Dear bryanwaton,

Hi, I have the following questions:
Q1) What are the disadvantages of owning a re-sale vs an outright purchase from the Marriott?
Q2) Is the lease duration short?
Q3) Can the new owner still trade the week at other resorts?
Q4) Will the owner get full access to Interval?
Q5) Why is this so much cheaper than the Marriott price?
Q6) Why does the owner want to sell?

Q1) What are the disadvantages of owning a re-sale vs an outright purchase from the Marriott? We have been selling Marriott for almost ten years, and from the experience of our customers, the only difference is price. If we learn of anything from a developer re transfer of ownership, we would make that information available to customers.

Q2) Is the lease duration short? The Escape Clause is dated for 2060, and more than likely will be extended.

Q3) Can the new owner still trade the week at other resorts? Yes, this is a part of their resort collection.

Q4) Will the owner get full access to Interval? Interval is an option for all owners, but yes of course, should you choose to have that membership, this ownership gives you full access.

Q5) Why is this so much cheaper than the Marriott price? We price according to average market prices between eBay, Redweek and other timeshare resale spaces. This is also a biennial ownership, and that factors into demand and price.

Q6) Why does the owner want to sell? We don't generally ask details, but it looks like this was a lifestyle change.

Free Golf for Timeshare owners on Hilton Head Island, South Carolina

Q: Hi; Could you tell me if I buy this timeshare are there golf privileges that go with it. For example, how much to play a round of golf at the Robert Trent Jones golf course. Thanks.

A: Hi Nicole,

There are no golf privileges at Village at Palmetto Dunes that we know of. The four that have free daily golf for four (cart fee only) are Island Links, Coral Reef, Coral Sands and Port O'Call.

Question

Q: Hi Bryan, I just saw item 350230590886 the Windy Shores II timeshare you were selling and almost bid but had a question. Not sure if you can answer but being as you are well versed in timeshares, we would prob trade each year for warmer place and I didnt know the probability of being able to trade this unit (white week 7) with RCi and get a caribbean place or Myrtle beach in the summer? Any idea?

A:The best way to do that is to bank your timeshare as soon as possible and then put in a request for a ongoing search as soon as possible. The other trick is if you are willing to travel 6 weeks or less then you can trade any color/size timeshare for any other timeshare. Normally between those two strategies it works out.

Why do we market timeshare on eBay Canada?

Q: I am considering making a bid, but why am I signing into Ebay Canada? Seems unusual. Hi It just seems unusual that this listing is with Ebay CA, since the property, myself, and I assume you, are all in the US. I am just trying to be cautious and watchful. Thanks for your reply--

A: Sure...yes, all that we mention is in the U.S., but so many of our buyers are in Canada, that it pays for us to market there for a couple reasons--exposure and the listing fee structure is often more advantageous on eBay CA. We started doing this more prevalently in January. Hopefully our feedback makes you feel more secure. I know that anything connected to an "e" business is hard to get a handle on sometimes. If there is anything I can answer that would make you more comfortable, I am happy to do that. Best regards-
