You are correct that is why our title says Sunterra now Diamond. The points are essentially the same thing just a different name. Instead of being called Club Sunterra SunOptions they are now called Diamond Resorts Internationl US Collection Points. Yes as with any real estate transaction there is a closing and transfer fee these are listed in the ad.

Yes this is unit 1201. According to RCI The Rushes is Red from Jan 29-Feb 26. This week is for Feb 13-20. I cannot tell you the reasons that RCI rates it this way. You may want to contact them directly and ask. I know there are several different aspects they look at to determine color demand time. The maintenance fees are determined by the resort and vary greatly from resort to resort. I have seen them range from $200 all the way to $1500. Due to our oversized inventory we are no longer accepting timeshares on commission. You can visit www.donewithtime.com and this is the only way we are accepting timeshares right now. Lockoff explained:The floor plan of a lock-off unit provides owners the opportunity to change accommodations as their vacation plans change from year to year. The unit can be be divided into two sub-units, each side occupied separately. Vacationing with the whole family or friends? Then use the complete unit (sides A & B). Another year, use one side of the unit for seven nights and the other portion for another seven nights. Want to vacation at this resort and exchange to another resort in the same year? Then divide your unit and use one side for this resort and trade the other side through an exchange company.

If this usage is for Biennial, the lockout gives you an option to vacation EVERY year by separating the unit and depositing one half for usage in even years!

Ebay only allows us to pick one demand color code. So in general we pick the highest demand one. However, you are right the points can be used at any time. Your only criteria is to have enough points to book what you want to book.
