This is actually set up so you pay $63.72 quarterly. Yes that amount includes property taxes. Yes this is pacific monarch resorts. I believe you are allowed to use the property at any time as an owner. You are welcome to call the resort and verify that. This is a perpetual right to use so there is not expiration. All of our timeshares go through a process to verify that they are current and paid. This is fee if any fees or liens.
